Our team is well-versed in the region's laws, regulations, court procedures, and eviction processes, giving us a significant edge over larger national companies. We offer a full suite of services, including maintenance, bookkeeping, marketing, resident screening and placement, code compliance, and eviction services.


We specialize in managing a variety of homes and units, including single-family residences, multi-unit homes, garages, parking spaces, and commercial units. Our pet policy is flexible, catering to the unique rules and stipulations of each home or unit owner.

    1. From the Home or Maintenance tab, click Request Maintenance.
    2. Enter a detailed description of the issue, upload one or more photos of the item needing attention, give the property manager permission to enter with their key, then click Submit Request.

ARK Management offers a menu of services ranging from resident placement to full property management. As an owner, you may want to know, “Why do I need ARK Property Management?” ARK Management has a licensed Broker and a licensed Real Estate Agent handling your investments. ARK Management also adheres to the highest standards of Professionalism and Code of Ethics. Our team will maximize rent and income for you. ARK Management will also manage your properties efficiently, professionally, and economically, freeing you to do other things.   • LEASING

    • Advertise properties on leading websites like Zillow, Trulia, HotPads, RentPad, MLS, our website, and through yard signs. Paid advertising costs are borne by the property owner.
    • Thorough resident screening, including verifying landlords, employers, credit, and background checks. Application fees are the responsibility of the applicant.
    • Full-time staff available to answer resident questions and show properties.
  • MAINTENANCE

    • We monitor and assess all maintenance requests with the property owner’s best interests in mind.
    • Only licensed and insured contractors perform repairs, ensuring fair pricing and quality workmanship.
    • Major repairs require competitive bidding and owner approval before authorization.
    • 24/7 maintenance service to ensure your property stays in excellent condition for your residents.
  • ACCOUNTING

    • Timely rent collection, including applicable late fees.
    • Monthly statements and disbursements prepared by the 3rd week of each month, including details of any repair work paid.
    • All expenses are reviewed and paid on time, with prior approval required for expenses over $350.
    • Notifications regarding changes in local laws that affect investment properties.
    • Online owner portal accessible 24/7.
    • Late fees of 10% for residents paying after the 5th of the month, shared between the owner and management company.
  • MANAGEMENT FEES

    • Option 1: Resident Placement Only – One month's rent.
    • Option 2: Full Property Management Service – 8% of monthly rent, plus additional fees (admin fee, placement fee, eviction fees, inspection fees).
    • Option 3: Full Property Management Service – 15% of monthly rent with no additional fees.

    • Signed Eviction Authorization Form
    • Keys to all units (labeled by unit number)
    • $100 Administration Fee per unit
    • Authorization of gas, electric, and water utility accounts
    • Copy of Occupancy/Rental License
    • Insurance information

    If Property is Occupied – Additional Requirements


    • Leases for all occupied units
    • Section 8 resident leases and payment documentation
    • Current resident ledger
    • Move-in inspection copy
    • Security deposits
